We want your vacation to be carefree and memorable - please be sure to read over these terms

& conditions and make sure that everyone in your party is aware of these guidelines:

 

Check In/Out:

Check in Time after 4:00 p.m eastern time . Please note there may be slight delays in check-in due to housecleaning between tenants.

Check out Time before 11:00 a.m. eastern standard time

Rental Capacity:

Please note the maximum number of people this unit sleeps is 12, this number includes children. Occupancy limits strictly

enforced and a fee imposed if this is violated...

Length of stay:

During June, July and August most accommodations are for a minimum of 1 week. Saturday through Saturday.  3 night minimum may

be available at other times.

House Rules: There is no smoking allowed inside the house. Absolutely No Pets are allowed at any time.

Minimum age requirement 25 years of age to rent home. Any reservation obtained under false pretense will be subject to forfeiture of

Deposit and guest will not be permitted to register.

NO house parties, weddings, wedding receptions, large groups, or motor homes are allowed.  If home is booked for any of

these purposes without our knowledge, occupancy will not be allowed and DEPOSIT IS FORFEITED.  If discovered after occupancy,

guest will be asked to vacate premises immediately with no refund. This rental contract can not be sub-leased or assigned to another party.

Keys: Key pickup will be arranged.  There will be a $10.00 replacement fee for any lost keys.

Reservation /Security deposit:

$500.00 reservation fee to confirm reservations.

Reservation fee is not applied to rent

Reservation fee converts to a damage/security fee upon check-in. 

Damage/security fees are refundable if all conditions are met.  Refunds will be mailed about 2-3 weeks after checkout.

Reservation fee is non refundable in the event of cancellation.* 

*If cancellation is made 60 days prior to arrival date we will refund your reservation fee less a 10% processing fee.  

All deposits are held in an escrow account at Sun trust Bank and any interest accruing is for the benefit of the homeowners.

Property is booked upon receipt date of reservation fee and the signed reservation agreement.

Tax: There is a 9.5 % sales/occupancy tax in addition to the rental fee

Cleaning fee:

Cleaning fee of $125 is required in addition to the rental fee.  Tenant is responsible for putting garbage in bins provided

Rental Payment:

Full payment is due 14 days prior to arrival and before receipt of keys.  We accept travelers check, money orders, cashiers check. 

Personal check accepted if it arrives 14 days prior to arrival.

Supplies:

Bed linens, bath towels, bath tissue and bath soap are provided. We suggest you bring Beach Towels for water activities.

House is furnished and has dishes, silverware, glassware, pots and pans.

You may need to bring additional bath tissue, detergent, dishwasher soap, coffee filters, etc.

Furnishings: Do not remove any items from the house, furniture must be left as originally arranged.

Damages:

Tenants have full financial responsibility for damages due to misuse, negligence, or missing items.  The home is checked after each

guest leaves.

Phones: Phones are provided.  Guests are responsible for all toll calls and toll call surcharges.  Most long distance calls are blocked

and require a calling card. Calls can not be charged to the owner.  Cell phone service is limited in this area.  There is no high-speed

Internet in the area – Local dial up service may be available depending on your internet service provider.

TV’S/Appliances:

TV and DVD are provided. We can not give refunds for failure of these or other appliances. From time to time, it may be necessary

for use to enter the vacation home during reasonable hours for the purpose connected with repair, care or management of the property

and its contents.                   

Community Restrictions:

All tenants must abide by the community covenants and restrictions.  No motor homes, boats or trailers can be parked in the driveway. 

The community has gated access – a code is required for access. 

A dock is available for use by tenants and guests.  Paddleboat and canoe are provided.  Life jackets are required to be worn. 

Tenant agrees to release and indemnify the owner and his agent from and against liability for inquiry to the person or tenant using

this equipment.  Use is at own risk.
